Across Spain, housing transactions show consistent seasonality. Data from Spain’s National Statistics Institute confirms activity tends to strengthen from March onwards following quieter winter months.

On the Costa del Sol, many owners prepare properties during winter before launching in early spring when gardens are in bloom and homes present at their best. In prime areas such as Marbella’s Golden Mile, Sierra Blanca and Nueva Andalucía, this often results in a noticeable uplift in fresh inventory.

More listings do not automatically mean lower prices. However, increased supply improves choice. And choice strengthens a buyer’s position. When several comparable homes enter the market at once, negotiations become more nuanced and data-driven rather than reactive.

By contrast, July and August operate differently. According to the National Statistics Institute, Spain welcomed 96.8 million international visitors in 2025, a 3.2 % increase over 2024’s total of 94 million.

In summer, viewings are often condensed into short holiday windows. Competition intensifies around turnkey villas and renovated apartments in established locations, as decision-making can become compressed.
