Scope typically undertaken by instructed firms

Once instructed, lawyers ordinarily handle title and nota simple review, planning due-diligence and first-occupation checks. Where needed, m² reconciliation is undertaken across the Title Deed (escritura), Cadastral (Catastro) and Land Registry (Registro), often with support from technical architects. Contract drafting and exchange follow, with completion formalities coordinated at the notary.

Practicalities addressed typically include: utilities transfer and account set-up; calculation and arrangement of any capital-gains payment; settlement of applicable taxes and governmental transaction fees (for example transfer tax, stamp duty, notary and registry fees). Where financing is used, firms liaise with banks on valuation and timings.

How introductions work

We typically begin with a brief conversation to understand circumstances, timing and language needs. From there, a considered shortlist is assembled: independent, multilingual firms (where required) with recent, relevant casework for the issue at hand.

Clients appoint their own lawyer. Once introductions are made, liaison is provided as required: communicating the agreed commercial elements of a deal, coordinating first calls, aligning document requests, and keeping timelines in step with surveys, finance and notary scheduling. The aim is to combine independence with clear, coordinated progress.
