A look at what €10M+ commands on Marbella’s upper Golden Mile, from gated privacy and sea views to design-led living.
· 5 min. read

On the upper Golden Mile, where the foothills of the Sierra Blanca roll down towards the coast, the €10M+ market is defined by something beyond scale: rare addresses, protected views, genuine privacy and architecture built to last.
Marbella’s Golden Mile runs between Marbella town and Puerto Banús, taking its name from the concentration of luxury hotels, estates and residences that line this famous stretch of coast. The upper section, rising into the hills, is where some of the market’s most prestigious residential communities sit, including Sierra Blanca, Cascada de Camoján, Marbella Hill Club, Nagüeles, Las Lomas del Marbella Club and Altos Reales.
€10M+ homes here are really about secure hillside living: sea views, private plots, extensive amenities and quick access back down to Marbella town and Puerto Banús.
Our Marbella Golden Mile Area Guide gives a useful overview of this famous stretch.
Sierra Blanca sits on the hillside of Marbella's Golden Mile, with La Concha and the Sierra Blanca mountain range rising behind it and the coast stretching out below. Around five to ten minutes from the beach and Puente Romano, it is a 24-hour gated community that offers genuine privacy, exceptional views and a quiet residential feel, without losing easy access to Marbella's main lifestyle areas.

Villa Vivaldi in Sierra Blanca on the market for €12M - shows how the modern €10M+ home is expected to feel both impressive and deeply liveable, combining generous indoor and outdoor living areas with mountain and Mediterranean views, with a dedicated wellness level that includes cinema, gym, massage room, sauna and Turkish bath. It's the kind of home where scale is balanced by comfort, and where the architecture supports both privacy and a slower, more complete way of living.

Another fine example is Villa Marusha in Sierra Blanca on the market for €14.5M, which shows how design quality becomes central to value at this level. Its architecture, panoramic sea views, expansive terraces and wellness amenities are matched by interiors that feel carefully composed, with every space considered for light, proportion, comfort and flow.

Cascada de Camoján sits just over a kilometre beyond Sierra Blanca and is one of Marbella’s most exclusive gated communities. Smaller and more secluded in feel, it is a low-density hillside enclave known for large private villas, mature greenery and sea views, with easy access back down to the Golden Mile.

Villa Allure, listed at €14.95M is another strong of example of luxury living past the 10M price point. Designed by award-winning architect Miguel Tobal, the villa reflects the kind of contemporary design now associated with Marbella’s upper market: clean lines, a gated hillside setting with endless Mediterranean views and interiors designed around light, scale and outdoor living.

Just west of Sierra Blanca, Marbella Hill Club brings a quieter, more established character to the hillside Golden Mile. Its appeal is in the scale of its plots, mature landscaping and residential calm, creating the right setting for design-led villas that feel private, spacious and individual.

Villa Horizon and Villa Haven show how new-build designs are a major part of the upper market. Both of these similarly striking properties have contemporary flair with outstanding features. Each listed for just under €15 million, they sit on large private plots of around 3,500 m², giving them a sense of space increasingly difficult to find with new builds on the Golden Mile.

Two €10M+ homes can offer very different types of value. One may have the better plot. Another may have stronger views. Another may be newer, more private or better positioned for resale. At this price point, amenities are no longer extras, but part of the expected specification.
Usually, you’ll expect to see gyms, spas, saunas, hammams, massage rooms, indoor pools, cinema rooms, wine cellars, rooftop solariums, outdoor kitchens and staff areas within the properties' features.
Buyers should look closely at:
For prime buyers wanting to invest in Marbella’s market, the next step is understanding the buying process itself: what to check during due diligence, how purchase costs work, and why local legal and market advice matter.
Panorama’s Buyer’s Guide offers a practical overview of acquiring real estate in the Marbella area, from initial planning and property viewings to legal checks and completion. It is a useful next read for those who want to understand the process behind the purchase, not only the properties themselves.
€10M+ homes are typically found in Marbella’s most established luxury areas, where privacy, security, views and proximity to key areas are strongest. These include Sierra Blanca, Cascada de Camoján, Marbella Hill Club and selected parts of the Golden Mile, as well as other prime addresses such as La Zagaleta, Los Monteros, Guadalmina Baja and Nueva Andalucía.
Land scarcity on the hillside Golden Mile means new builds with plots above 3,000 m² are increasingly rare. Marbella Hill Club still offers some of the largest available, with recent listings around 3,500 m². In Sierra Blanca and Cascada de Camoján, new-build plots more commonly fall in the 1,500–2,500 m² range.
Both are well represented. Recent years have seen a strong wave of new-build contemporary villas at this level, particularly in Marbella Hill Club and Cascada de Camoján. Established homes in Sierra Blanca often come fully renovated or offer the opportunity for the buyer to redesign interiors to current standards.
It depends on lifestyle priorities. Beachside Golden Mile homes offer walkability, proximity to the promenade, resorts, restaurants and beach clubs. Hillside Golden Mile homes, such as those in Sierra Blanca, Cascada de Camoján and Marbella Hill Club, often offer larger plots, stronger privacy, gated security and panoramic views while remaining a short drive from the coast.
