A strategic setting in Marbella East

The development is situated in the Río Real / El Pinar area of Marbella East, extending across both sides of the A-7. It occupies one of the last substantial frontline coastal land reserves within the municipality — a rare opportunity of scale in an increasingly consolidated prime market.

Its position combines proximity to the town centre with direct coastal access and panoramic Mediterranean views, reinforcing its long-term strategic value.

Urbanisation project approved (2026)

Marbella Town Hall has approved the urbanisation plan affecting approximately 34.70 hectares of land.

Notably, around 31.77% of the site (over 103,000 m²) will be allocated to public facilities and community infrastructure, underscoring the structural nature of the development.

The approved framework includes:

  • 220,000 m² designated for up to 166 residential units
  • 65,032 m² of landscaped parks and green areas
  • Over 23,000 m² allocated to public facilities
  • 6,220 m² dedicated to sports areas
  • 1,800 m² for cultural facilities
  • 1,842 m² of commercial space

This comprehensive planning approach positions the project not merely as a resort, but as a fully integrated urban extension.

Infrastructure and Access Improvements.

A defining component of the approved plan is the substantial upgrade to local infrastructure, particularly the reorganisation of access to the A-7 motorway — an area previously identified as requiring safety improvements.

Key interventions include:

  • Construction of a new 1,275-metre service road
  • Removal of unsafe direct access points to the A-7
  • Development of a new roundabout
  • A pedestrian footbridge and an underpass to enhance connectivity
  • Installation of acoustic protection screens
  • Refurbishment of Naranjos and Incosol streets

The estimated investment in infrastructure alone exceeds €9 million, reflecting the structural and long-term commitment underpinning the project.

A prestigious addition to Marbella's luxury scene.

The Four Seasons Hotels and Resorts, founded in 1960 with more than 120 hotels and resorts to its name in 47 countries, is one of the most prestigious luxury hotel chains in the world. Spain has been chosen as the location for two new resorts, one in Madrid and one in Marbella.

The Four Seasons Marbella: one of the best luxury resorts in Marbella

The whole project represents an investment of €700 million, and promises to be the most luxurious, and the largest, project of its type in Andalucía.

Location and developers.

The site is a fully-zoned tract of land measuring some 320,000 m2 located just east of the city centre, and to the west of the Torre Real neighbourhood. All roads and services are already installed, and the site is located on both sides of the road.

The developers are a consortium formed by Miami-based developers Fort Partners, the Belgian property development company Immobel and the Villa Padierna Group, led by Ricardo Arranz de Miguel.

Luxury accommodation and branded Residences

The development is set to include a Four Seasons hotel with approximately 120 keys, comprising 80 guest rooms and 40 suites, together with a preliminary collection of around 32 branded residences associated with the hotel, although the final number remains subject to ongoing design review. In addition to the hotel accommodation, these residences are expected to form part of the hotel’s rental programme, with owners placing them under Four Seasons management for rental purposes. Owners will nonetheless retain the right to enjoy their residence for up to 60 days per year, thus combining private use with the advantages of a professionally managed luxury hospitality offering.

Four Seasons Residences in Marbella.

Complementing the hotel, the project will feature branded private residences — including villas, townhouses and apartments — benefiting from association with one of the world’s most prestigious hospitality brands.

The project is currently envisaged to include up to 166 private residences, to be delivered across three phases, with the final configuration of the branded residences to follow the phased development strategy.

Four Seasons Marbella – Pre-Sales Launch Estimated 2027 | First Deliveries 2029 | Full Completion 2031–2032.

The developers are planning to launch a pre-sales campaign in the first half of 2027, with the possibility of accepting pre-reservations. The first building licences are expected to be issued towards the end of that year, with completion of the initial phases anticipated by the end of 2029. Full completion of the project is currently projected for 2031–2032.

These timelines remain indicative, as the final stage of the planning process is not expected to be concluded until the first quarter of 2027.
