Nueva Andalucía is Marbella’s largest neighbourhood, with an official census population of around 18,650, jumping by around 30% during the summer months. Nestled in the foothills of the Sierra Blanca range and just a short journey to Puerto Banús and Marbella centre, it is widely referred to as the “Golf Valley” for its concentration of world class golf courses.
Since its creation in the 1960s by developer José Banús, the area has grown into a vibrant suburb offering luxury villas, modern apartments and a truly international atmosphere, in fact Nueva Andalucía is home to a significant number of expatriates, particularly from the UK and Scandinavia. Its urban fabric blends traditional Andalusian style villas with sleek modern developments, all interspersed among lush greenery and golf fairways.
The real estate market here commands premium prices, with average sale values near €6,695 per square metre and rental rates around €19.63 per square metre per month, up 3.04 per cent year‑on‑year as demand for high‑end seasonal rentals remains strong. Luxury villas often command asking prices in excess of €3.2 million, with buyers drawn by privacy, security and bespoke finishes.

Nueva Andalucía sits approximately 2 km from Puerto Banús, just minutes from the beach and just over 7 km from Marbella’s Old Town, reachable in under 10 minutes by car via the A‑7 coastal road. Málaga Airport is a convenient 45‑minute drive away via the AP‑7 toll road, and Gibraltar Airport just over an hour in the opposite direction.
The neighbourhood was conceived by Jose Banús in the early 1960s, before the construction of the nearby Puerto Banús marina began in 1965 and, upon its inauguration in 1968, provided the crucial impetus for Nueva Andalucía’s development. Over subsequent decades, careful planning ensured that residential areas would co‑exist with top‑quality amenities rather than sprawl unchecked.
Known as the Golf Valley, Nueva Andalucía has three championship‑standard courses: Aloha Golf Club, Los Naranjos Golf Club and Real Club de Golf Las Brisas. Aloha has even welcomed PGA Tour events, underscoring the calibre of golf on offer. Other courses include Magna Marbella, and Marbella International Golf Centre (formerly Dama de Noche Golf).
Nueva Andalucía's dining scene runs the full spectrum from Michelin-starred excellence in nearby Puerto Banús to charming family-run restaurants in La Campana, where you'll find authentic Spanish flavours alongside international cuisine.

Several prestigious international schools lie within easy reach, such as Aloha College, Svenska Skolan and Swans School, which have been a major attraction for international families moving to the area. Similarly, the proximity to a range of healthcare has made this location hugely convenient, with plenty of options for either public or private primary care, as well as many specialist practices, dentists and aesthetic clinics, with international hospitals easily accessible in either direction along the N-340 road.
